The British Library partnered with Mitsui-Fudosan to develop its 3 acre land in St Pancras into a mixed use scheme comprising a 100,000ft2 extension to the Library and 650,000ft2 of Life Science space. The development also includes a Crossrail2 shaft and exit. Planning consent was granted in 2024. Construction will start onsite in 2026 for an opening in 2031. Stanhope is the Development Manager.

Strategy&Projects supported the British Library during the negotiation of Development Agreements and Leases. Our commission was extended to lead the planning and development stages on behalf of the Library.
Lennox Point Urban Extension

Portsmouth City Council bought Tipner peninsula to develop a new urban village of 3,500 residential units and marine employment zone that would create employment and respond to the need for housing for middle income households currently outpriced within the City. The development will be a pedestrian first environment and promote exemplar sustainability credentials.

Strategy&Projects was in charge of first phase of the programme. We developed a viable and attractive scheme, engaging with planning authority and stakeholders, getting buy-in and support and increasing the scheme's value.

High Wycombe station quarter has been identified by the Council as an area in need for regeneration to help revive the town’s economy. The town is well located to profit from the flight to more rural locations and from good transport links to London and Oxford.
Strategy&Projects developed for the Council a viable mixed-use regeneration masterplan for 900 residential units and 700,000ft2 office. £800m GDV. 6 phases development strategy and a delivery plan.
